Understanding Due Diligence and 1031 Exchanges
All 1031 Exchange deals have been evaluated by our affiliated broker-dealer RM Securities using formalized processes and requirements that each deal must meet before it is listed on the platform.
Review of the Sponsor—Real Estate Company
RM Securities conducts diligence of the real estate company and its principals to assess the manager’s skill and experience to successfully complete the business plan. They also review detailed background and criminal checks. Finally, the Sponsor’s track record including volume of experience, and appropriate budgeting and financial reporting. These are typically conducted using third party reports.

Review of the Property
RM Securities conducts diligence regarding Property Condition, Value, and Insurance, including environmental, zoning reports, property condition reports, and planned insurance coverage. Analyzing comparable properties including historical sales values and leasing comps is a component of RM Securities’ diligence. The RM Securities team digs into the location, looking for an understanding of key economic drivers and unique local market attributes.

In his previous role, Steve headed Kay Property and Investment’s San Diego office, where he established himself as a leading expert in Delaware Statutory Trust (DST) and passive real estate investments. During that time, Steve directly participated in finding solutions for clients to invest hundreds of millions of dollars in real estate via private securities such as DSTs, TIC, LLC, REITs and QOZ Funds. Prior to his tenure in the securities industry, Steve served over 14 years as an officer in the United States Air Force including multiple deployments to Afghanistan and locations throughout Africa.
